The entire rear & front garden scheme was designed and built by Oakleigh Manor in the winter of late 2011 through to spring 2012.
A planning application was required for this building as the nearest wall was within 2m of the neighbour’s boundary line. The design team submitted plans to the local authority, after receiving a confident verbal intention to give consent, the permission was granted within the expected 9 week lead time.
The garden room foundations and were excavated and poured during the winter period, shortly afterwards the Brick upstand walls were formed and the oversight was poured.
The oak frame followed shortly after over the course of few days, then our carpenters and roofers insulated and weathered the building, the roof received beautiful Cedar shingle tiles which are already starting to silver.
The front of the building opens fully via the 5.4m wide Oak Bi-Fold doors to enable the inside to unite with the garden in the summer, yet provide a warm outdoor games roof all year round.
Then the internal works commenced, insulation, dry lining and plastering together with 1st fix cabling for all electrical power, lighting and the AV system.
Our final fixings were then made, Light fittings & Sockets, the AV system was then installed with a projector style cinema system displayed onto a large retracting screen.
The room is now a functional games and TV room for all the family, a Playstation, Wee, are enjoyed from the Sofas, a pool table, darts board provide lots of fun for everyone. In the summer the building opens up onto the sandstone terrace which hosts a large Jacuzzi hot – tub. We hope they Enjoy
